YOU'RE A BIGGER FACTOR IN YOUR HOME SALE THAN YOU THINK! featured Image

Hi, I'm Rebecca Serwotka of Inmobiliaria Real Estate Agents in Ciudad Quesada, and I'm delighted to be on board with A Life In Spain, bringing you market updates together with tips to help buy or sell your property here in Spain.

With almost 30 years of living and working within the Torrevieja area, I am able to share with you my experience, and guide you through this wonderful property journey.

Like everything in life, things change, and nothing changes faster than the Real Estate market. We, as a company, have been through two major recessions since 1988, and have seen many ups and downs here. Getting used to the Euro from the Peseta, was quite challenging in its day too!

2017 is set to be known in Spain as the “recuperation” year, as we are finally out of the latest recession, and even with everything going on in the world right now, our housing market, I’m pleased to say, is quite buoyant, and being that we are already in February, it’s forecast to see lots of home sales in this area.

So if you’re thinking about selling, or even if your property is currently on the market, is it really ready to be shown to that prospective purchaser?

Did you de-clutter? Repair any broken tiles? Fix the gate? Stop that leaky tap? All these items you may think are not so important, and that you’ve reduced your price for the buyer to complete these little tasks, so why should you do it? STOP! These can be small items to fix, but YOU need to get them seen to, and stop thinking the buyer will see passed them. Just because you’ve lived with them for a long time, doesn’t mean your buyers will be happy to move in and start fixing the place up, as soon as they move in. Not everyone is looking for a fixer upper! If the repairs are not reflected in your original asking price, get them done BEFORE you list your property for sale.

Once you’ve decided to put your property on the market, take a step back and go through every room. Try to look at it through a buyer’s eyes. By removing souvenirs and personal mementos, will help every purchaser, envisage themselves living there.

Keep the paint on the walls, a neutral colour. Not all buyers have vision. If they don’t see it, they can’t imagine it!

When buyers are looking to purchase property in Spain, they always think of white walls and blue skies. For sure, you thought that too when you first came to Spain!

YOU are a bigger factor in your own home sale, than you think. If you can fix it, clean it or paint it, then DO IT, and don’t wait. The longer your home sits on the market without selling, the lower the offer will be, when the right buyer finally comes along.

Just think, all your efforts will be rewarded in the end!
